With competition slowing down it’s important to make your listing stand out to buyers. It’s crucial to work with an agent that knows how to market the home and get it ready for the market. Following these steps will substantially boost the number of buyers that view the property, increasing your chances of receiving an offer more quickly.
Pricing Correctly
Overpricing a home is one of the biggest mistakes you can make right out of the gate. You want to make sure you’re in the right price bracket to get buyers through the door. Over-pricing it only extends the lifetime of it on the market and risks doing price reductions later on which can seem like a red flag to buyers.
Location
While this isn’t one you can necessarily control, it is a big one when it comes to resale. Some homes fly off the market and are in worse condition than yours because of the location they’re in. Curb Appeal
This is like your social media presence. People aren’t going to want to view your home if they don’t like what they see on the outside. They’ll be instantly discouraged. While it may seem like a simple fix to some buyers, most buyers want to know that the home was taken care of a loved and that’s what comes with curb appeal. Make sure there’s new bark and flowers, leaves are raked, grass is mowed etc. This will also be crucial when taking the photos for the listing, most photos that are posted online are not removed so you want it to look nice!
Inside is spacious, light-filled & decluttered
We showed the perfect home to a buyer this past year and they passed on it because it didn’t have enough natural light! This is such a big selling factor for buyers! If you know your house doesn’t have this naturally make sure to install new lighting or window treatments that will brighten it up. We also always provide a to do list for our sellers and the first thing on the list is to declutter. Remove as many things as possible from counters and living areas, put them in the garage or out of sight. You want the house to feel as big as possible, so whatever you can move besides furniture do it.
Deferred Maintenance Taken Care Of
Buyers want to feel confident when making an offer on a home. They are already spending a lot of money buying a new home, they don’t want to have to deal with unnecessary maintenance items the previous owner didn’t take care of. This doesn’t need to be things like replacing the roof, but little things like maintenance on the furnace and water heater. The buyer wants to know that the house was taken care of and this gives them confidence in getting you the highest and best offer. If you can swing it or don’t know of any issues upfront, a pre-inspection is always super helpful and appreciated!
