Listing refresh – how to keep your house in front of buyers

There are a lot of different factors as to why your house isn’t getting as many showings as it should. Maybe it started off strong when you first listed it but now it’s tapered off. Most buyers when they see a listing that’s been sitting on the market for a while they instantly think “what’s wrong with it”, or they try to get a deal because they think the sellers are desperate to sell. As an agent there are a few creative ways to keep your listing fresh and keep it in the search results for buyers.

Price Reduction/Change

This is the obvious one. Most agents, if the house isn’t selling or has been sitting for longer than expected or isn’t getting as many showings as expected, will suggest a price reduction. This makes it so it’s being seen by a different pool of buyers, buyers who have a lower budget. It also pops up in buyers search filters as a new listing when a price is changed so people instantly become familiar with the property again. All agents will have different tactics on what the price should be changed to; if it needs to be under a specific threshold like $599,999 or if you could just drop it by $5K so it will pop up in that search result again, either way consult with them and do what’s best for you financially.

Replace/Reorder Photos

Photos are a HUGE selling point when buyers are looking online. This is your online storefront and how you’ll get people to request showings. So if people aren’t booking showings it might be a good idea to look at how people are viewing the listing. Even just switching up the order or the photos could be beneficial, show the buyer a different perspective of walking through the house. If your agent didn’t purchase professional photos up front, now would be a good time to do that. We always purchase the top of the line photos for all of our clients and it makes a huge difference in the traction and listing presentation.

Temporarily Take Off Market

This isn’t always the best tactic to go to right off the bat because it does only take one buyer to find your home and love it so you want to be available at all times, however if you’re not confident in the market at the time this could be a good option to get more eyes on it down the road. For example the holidays/winter is normally a slower time for real estate, if you temporarily take it off the market and wait until spring to relist it will show up as a new listing to those prospective buyers. This is also a good option instead of cancelling the listing because you won’t need to redo all the paperwork when putting it backon the market.

Hire A New Agent

Let’s be honest, sometimes it’s not a good fit! If the agent you’re working with isn’t striving to achieve the goals you want, hire a new one. This is your house and you need to do what’s best for you financially. All agents have their own strategies around marketing, negotiating, pricing, etc. so if you aren’t confident in what they’re doing then it’s best to find someone else. Some agents will say they won’t let you out of the contract so make sure to read the fine print when you sign the paperwork upfront, and ask those questions on their strategies for if it’s not selling.
